Los Cabos is Mexico’s premier luxury real estate market, and it plays by luxury-market rules. Prices are higher, buyers are more sophisticated, developers are more polished — and the mistakes are more expensive. This is a market where a foreign buyer can do very well, but where the difference between a trophy asset and an overpriced liability comes down to details that glossy brochures never mention: HOA and club dues, water infrastructure, resale depth, and how a specific address performs on the rental market. This guide covers Los Cabos from the buyer’s side.

What “Los Cabos” actually means

“Los Cabos” is a municipality at the southern tip of Baja California Sur, anchored by two very different towns connected by a 33-km stretch called the Tourist Corridor (Corredor Turístico):

  • Cabo San Lucas — energetic, nightlife, marina, the highest tourist density.
  • San José del Cabo — quieter, arts-and-culture, colonial center, more residential feel.
  • The Corridor — where most of the branded luxury communities and golf resorts sit.

Where you buy inside this triangle shapes both lifestyle and rental performance more than almost any other decision.

2026 pricing: a genuinely high-end market

Los Cabos pricing sits well above most of Mexico. Approximate 2026 ranges for finished product:

  • Condos in resort communities: roughly $5,000-$9,000 USD/m², higher in branded/golf communities.
  • Luxury villas on the Corridor: commonly $1.5M-$6M+ USD, with ultra-prime oceanfront estates reaching well into eight figures.
  • Entry luxury condos in San José or inland Cabo San Lucas can still be found around $400,000-$700,000 USD.

Los Cabos trades in USD in practice — pricing, marketing, and much of the transaction ecosystem are dollar-denominated, which reduces one layer of currency friction for US buyers.

The costs beyond the price tag

Luxury communities in Los Cabos carry ongoing costs that materially affect your real return. Underwrite these before you buy:

  • HOA / community dues (cuota de mantenimiento): in premium communities these can run $500-$1,500+ USD/month, and more for full-service branded residences.
  • Golf and beach club memberships: some communities require or strongly expect a club membership that can run tens of thousands of USD to join, plus monthly dues. Confirm whether membership is mandatory, transferable, and what it actually costs.
  • Property tax (predial): still low by US standards, but higher-value homes mean higher absolute predial.
  • Insurance: Baja sits in a hurricane-exposed region (Hurricane Odile in 2014 is the local benchmark); budget for real coverage.

Water and infrastructure: the desert reality

Los Cabos is a desert. Water security is a genuine, market-specific risk that buyers from wetter climates routinely overlook. Many communities rely on desalination plants or private water systems. Before you buy:

  • Confirm the community’s water source and whether it’s reliable and adequately sized.
  • Ask about backup power and water during storm season.
  • In standalone villas, verify water rights and delivery, not just the tap in the kitchen.

A stunning home with fragile water infrastructure is a liability in a desert.

Fideicomiso in the restricted zone

Los Cabos is coastal and squarely inside the restricted zone (50 km from the coast), so a foreign buyer holds residential property through a fideicomiso — a Mexican bank trust holding title for your benefit while you retain full rights to use, rent, renovate, sell, and inherit.

  • Setup: roughly $2,000-$4,000 USD; annual fee typically $500-$800 USD.
  • Name substitute beneficiaries in the trust so heirs inherit without Mexican probate.
  • For a portfolio of investment properties, a Mexican corporation can be an alternative structure — a decision to make with tax counsel, not by default.

Rental performance: strong but address-specific

Los Cabos has one of the strongest luxury short-term-rental markets in Mexico, supported by direct US air connectivity and a wealthy, repeat-visitor clientele. Well-located, well-appointed villas and premium condos can perform genuinely well, but returns are highly address- and product-specific. Expect net yields around 4-6% on luxury product — the appreciation and lifestyle case often matters as much as pure yield at this tier.

Budget for:

  • Management: premium villa management can run 20-30% of revenue.
  • High furnishing and maintenance standards — luxury guests expect flawless condition.
  • Concierge and turnover costs, which are higher at this level.

Buyer due-diligence checklist

  • Verify clean title at the Public Registry (Registro Público de la Propiedad)
  • Obtain current certificate of no liens (certificado de libertad de gravamen)
  • Confirm land is private property, not unresolved ejido
  • Get the full HOA/community budget, reserves and dues in writing
  • Determine whether club membership is mandatory, its cost, and transferability
  • Confirm the community’s water source and infrastructure reliability
  • Verify hurricane and property insurance availability and cost
  • Confirm predial and utilities are paid and current
  • For branded residences, read the management/rental agreement terms carefully
  • Budget fideicomiso setup + annual fee and closing costs (5-8%)
  • Retain an independent attorney and reputable notary (notario)

Branded residences: read the fine print

Los Cabos has a growing supply of branded residences attached to hotel operators. These can be excellent — turnkey, professionally managed, prestigious — but the rental management agreement is where the economics live. Scrutinize the revenue split, mandatory participation in a rental pool, blackout dates for personal use, and how much control you actually retain. A brand name is not a substitute for reading the contract.

Is Los Cabos right for you?

Los Cabos fits buyers seeking a true luxury asset with lifestyle value, strong US air access, and a dollar-denominated market — and who can absorb the higher carrying costs and desert-specific risks. If your goal is maximum yield per dollar invested, other Mexican markets are more efficient. If your goal is a premium home in an established, liquid luxury market, few places in Mexico compete.
