Mexico gets some of the best sunshine on the planet, and a lot of the most beautiful land, from beach lots to jungle parcels, sits far from reliable infrastructure. That combination makes solar and off-grid living genuinely attractive here, not just an eco statement. But “off-grid” means very different things depending on whether the electric utility, CFE, can reach your lot, and getting it wrong is expensive. This guide breaks down grid-tie versus off-grid, how net metering actually works in Mexico, real solar costs and payback, and the water piece that catches almost everyone by surprise.

First Question: Can CFE Reach You?

Everything starts with the utility.

  • If CFE already has lines near your property, connecting is usually the cheapest baseline power. You can then add solar as a grid-tied system.
  • If the nearest line is far, CFE may quote a line extension that runs from a few hundred thousand pesos into the millions, depending on distance and terrain. At that point, a true off-grid system often wins on cost.

Before buying a remote lot, get a written estimate from CFE for connection. That number can swing your entire budget.

Grid-Tie vs. Off-Grid

Grid-tied solar keeps you connected to CFE. Solar covers your daytime load, and the grid covers the rest.

  • Lower cost, because you may need few or no batteries.
  • You get net metering benefits (below).
  • You still have power on cloudy days and at night from the grid.

Off-grid solar means no CFE connection at all. You generate and store everything.

  • Requires a battery bank, which is the most expensive and shortest-lived component.
  • Requires careful load management (big AC loads and pool pumps are demanding).
  • Total independence, ideal for remote lots where connection is impossible or absurdly expensive.

A middle path, hybrid, uses batteries plus a grid connection for backup, giving resilience during CFE outages, which are common in coastal storm season.

How Net Metering Works in Mexico

For small grid-tied systems, CFE offers an interconnection contract under a net metering / net billing (medición neta) scheme, generally for systems up to 500 kW, which easily covers any home.

  • Your bidirectional meter records energy you send to the grid and energy you draw.
  • Credits from your exported solar offset your consumption.
  • Excess credits typically roll over for up to 12 months.
  • This is powerful for homeowners on high DAC tariff (the expensive domestic tariff that kicks in when consumption is high, common in hot coastal areas running AC).

If your CFE bills are high because you’ve fallen into DAC, grid-tied solar often pays back fast.

Real Solar Costs and ROI

As 2026 planning figures for Mexico:

  • Installed grid-tied residential solar: roughly MXN $18,000 to $28,000 per kW (about USD $1,000 to $1,600 per kW), all in.
  • A typical home system of 4 to 6 kW lands around MXN $80,000 to $170,000.
  • Off-grid systems cost significantly more, often 1.5x to 3x a grid-tied system of the same size, driven by the battery bank.
  • Batteries (lithium LFP now common) add substantial cost and need replacement every 8 to 15 years depending on chemistry and use.
  • Payback for grid-tied systems is commonly 3 to 6 years for high-tariff/DAC users, longer for low consumers. Off-grid payback is measured differently, since the alternative is often a very costly line extension or a noisy generator.

Ask installers for a system that includes CFE interconnection paperwork in the price, and confirm the equipment carries manufacturer warranties (panels 20 to 25 years, inverters 5 to 12 years).

Don’t Forget Water

On remote and beach lots, electricity is only half the off-grid equation, water is the other half. Many buyers plan solar in detail and forget the water entirely.

  • Cisterna: an underground reservoir to store a large volume, essential where supply is intermittent or trucked.
  • Pipa delivery: water trucked in, a common reality for lots without a well or municipal line. Budget for recurring deliveries.
  • Well: requires a legal CONAGUA concession and a pump; the pump adds to your electrical load, so size your solar for it.
  • Rainwater harvesting: viable in wetter regions with proper filtration.
  • Beach properties: groundwater is often brackish, so factor in filtration or a desalination unit, plus its energy draw.

Plan storage generously. A large cisterna smooths out both supply gaps and pump run-time on your solar system.

Special Notes for Beach and Restricted-Zone Lots

  • If the lot is within the restricted zone (50 km of coast, 100 km of a border), a foreign buyer typically holds it via fideicomiso (bank trust). This doesn’t change your ability to install solar, but factor the trust into your ownership setup.
  • Salt air is brutal on hardware. Choose corrosion-resistant mounting and marine-grade components, and expect faster wear.
  • Confirm any HOA or community architectural rules; some communities restrict visible panels or rooftop equipment.

  • Decide grid-tie, hybrid, or full off-grid based on that cost
  • For grid-tie, confirm net metering interconnection is included
  • Size the system for real loads (AC, pumps, appliances)

  • Account for filtration on brackish coastal water
  • Use corrosion-resistant equipment near the coast
  • Check HOA / community rules on visible equipment
